HOYA is a mixed-use residential complex located in Matiçan, New Prishtina. Conceived as a contemporary response to the urban expansion of Prishtina, the project integrates housing, commercial spaces, loggias, and green areas into a coherent whole that prioritizes functionality and quality of life.

At its core, the project aims to create an integrated and sustainable urban and architectural development, linking built structures with green spaces and introducing a new model of collective living in the region. By emphasizing shared spaces and collective activities, HOYA creates conditions for a positive everyday experience and harmonious coexistence among residents.

The architectural and urban design is guided by principles of functionality, balance, and sustainability. Attention to materials, details, and spatial-functional composition ensures an authentic connection with the surrounding environment while enhancing the overall quality of life. Green infrastructure and classical–contemporary passive energy strategies strengthen sustainability, while “winter gardens” and adaptable environments provide flexibility toward seasonal and climatic changes.

HOYA extends its influence beyond the boundaries of its site by aligning with the regulatory plan of New Prishtina through integration into the existing mobility and public transport network. The development contributes to the creation of a modern and innovative urban district that balances practicality, aesthetics, and environmental responsibility, setting a new standard for future projects in Kosovo and beyond.
